What is included for each bedroom?
In each bedroom every student has a bed, a mattress, clothing cupboard, a desk with a study lamp, a chair, a bookshelf, a pin board, and a bin.
Is there Wi-Fi available?
Yes. We have Wi-Fi throughout the residence with limitless data. You can connect 2 devices at a time.
What are the amenities offered at Adowa Living?
Apartment Layout with 8-12 students sharing a unit. Single & 2 persons-sharing rooms. Apartments have their own kitchens and bathrooms. Fully fitted kitchens with dining table, fridge, microwave & stove with oven. In each bedroom every student has a bed, a mattress, clothing cupboard, a desk with a study lamp, a chair, a bookshelf, a pin board, and a bin. When can students move into Frederick Street?
Adowa FSSA opens for occupation on 1 February 2024. You can move in once your application has been approved.

What do I need to bring when I move in?
Lease Agreement and a Key Slip.
What is the moving in process?
This will be explained upon signing your Lease Agreement.
What documents do I need to sign to move in?

Can we move in on Sundays?
Yes. You can move in to EPSV on Sundays, however it will be slower to process everyone as we only have our Residence Manager and an assistant on Standby. It will not be the whole team. Yes. How spacious are the rooms?

Is there an IT/Computer Lab?
No.
How do I know exactly which room I have been allocated?
This will be stipulated in your Lease Agreement.
Are there any additional fees I should be aware of?
For all NSFAS students, there is no lease fee that must be paid. However, for Cash paying students, at both Frederick Street and EPSV, there is a lease fee of R700 that must be paid.
Are we allowed to have visitors?
No more than 3 visitors per person at any given time, subject to restrictions that may be imposed at management’s sole discretion. Visitors have access to the building from 10:00am – 10:00pm Sleep overs are permitted: R150.00 per visitor per overnight.
Who should I call in case of a medical emergency?
Please inform the Resident Manager of any medical condition or disability that you may have. Someone is bothering me and will not leave me alone.
Please report your misconduct directly over email to report@adowa.co.za or call 087 711 0644. Please be sure to contact the EPSV Residence Manager or call the police for these types of situations.
What are the operating hours for the res staff at FSSA?
Operating hours are 08:30am – 17:00pm Monday to Friday. On Saturday 08:30 – 16:00pm. Then on Sunday the Res Manager is on standby.

What other fees are involved?
Students will be provided with Electricity and Laundry vouchers each month. They will be required to pay a top-up fee should they deplete the electricity and laundry vouchers.
What happens if we do not pay?
If you do not pay, you will be evicted.
Do Cash students pay the same prices as NSFAS students?
No. The price for accommodation differs for NSFAS students, Cash students and Bursary students. If you are a Cash student, you will cover the cost of your room. If you are a NSFAS student, then your bursary will cover the cost of your room.
Is there a top-up for NSFAS students for Frederick Street for single and sharing rooms? If so, please provide further details?
At FSSA there is no top up for our NSFAS students for sharing rooms. The monthly rental for 2023 was R4,500 on the sharing rooms. Bursary and Cash paying students were charged R4,600 per month for the sharing rooms for 2023. The single rooms for both NSFAS and Cash paying, or Bursary will be at R5,140. Therefore, if you are a NSFAS student wanting to stay in a single room, there will be a top up required.
Is there a top-up for NSFAS students at EPSV?
There is no top up for NSFAS students at EPSV for shared rooms. For our single rooms a top up might be required if your NSFAS rate is less than our single room rental rate.
If I am a NSFAS student, can I be evicted?
Yes, you can be evicted. All students, if they do not pay or violate the residence rules, can be evicted.
Do Cash/Private students pay the same prices as NSFAS students?
No. The price for accommodation differs for NSFAS students, Cash students and Bursary students. If you are a Cash student, you will cover the cost of your room. If you are a NSFAS student, then your bursary will cover the cost of your room.
Does NSFAS pay Adowa or does NSFAS pay the students and the students pay Adowa?
NSFAS pays the Institution. Each student will need to create an account with the 3rd party in order to make monthly payments to Adowa. The funds are then released, and students will pay for their accommodation through a 3rd party merchant (FUNDI & Imbizo, A.E Switch). The below payment process is explained by UJ for students: • Students will be asked to sign a consent form online on the UJ Portal. • Students will then need to upload their lease agreement and invoice documents online on the UJ Portal (10 months invoice). • Verification of documents will be done by Student Finance at UJ. • Loading of student allowances will be done by Student Finance at UJ. • Student will make payment for accommodation through various merchants (Imbizo, FUNDI, A.E Switch).
How many people does FSSA accommodate?
Our Frederick Street residence has 352 beds.
Can students from any University live at Frederick Street?
No. Only students from TUT (Tshwane University of Technology) can apply for accommodation at FSSA.
Does Adowa Living provide transport to and from Sosha Campus?
Unfortunately, we do not have a shuttle that takes you to Sosha campus. We only provide transport to and from the TUT main campus.
Does Adowa provide transport?
Adowa Living will provide transport for TUT students staying at Frederick Street. Adowa provides transport to and from TUT main campus only.
What is the Frederick Street address?
Frederick Street Student Accommodation, 455 Frederick Street, Tshwane, Gauteng. FSSA is approximately 1,5km from the Tshwane University of Technology. The development will service only this institution.
And is there a waiting list in case someone does not show up?
No.
Are there any single rooms still available at EPSV for 2024?
Yes.
Do you accept any students other than UJ students for EPSV?
Yes. EPSV accepts students from UJ and Wits.
Is EPSV residence UJ accredited?
Yes, Ellis Park Student Village is UJ accredited.
Can we arrange a viewing of EPSV?
Yes, absolutely. If you want to arrange a viewing, please email leasing@adowa.co.za and book directly.
Will single rooms for EPSV be available in 2024?
Yes.
How many people does EPSV accommodate?
Ellis Park Student Village has 1,647 beds.
What is the Ellis Park Student Village address?
Ellis Park Student Village, 4 Pearse Street, Doornfontein, Gauteng. EPSV is approximately 100m from the University of Johannesburg’s Doornfontein Campus.
Does Adowa provide transport for EPSV Students?
Adowa Living will not be providing any transport for students at Ellis Park Student Village as there are lots of transport facilities nearby.

What is the NSFAS code for FSSA?
The TUT NSFAS code for ADOWA Fredericks Street Student Accommodation is 9019051.
What is the NSFAS code for EPSV?
The UJ NSFAS code for ADOWA Ellis Park Student Village is 881.
Do I need to have an approval letter from NSFAS to apply for accommodation?
Yes, you do need to get an approval letter from NSFAS. But if you do not have one yet, you can still apply and can upload this before completing your application online.
Can I apply for a single room if I am a NSFAS student?
Yes, NSFAS students can apply for single rooms. A top up might be required if your NSFAS rate is less than our single room rental rate. Please get in touch with us at leasing@adowa.co.za if you have any more specific questions and we’ll get back to you ASAP. There are now single rooms available at Ellis Park Student Village. There are single rooms available at Frederick Street.
When do our documents need to be submitted?
Please submit all documents with your online application. If you are unable to provide all your documents immediately, apply online and save your application, once you have all your documents sorted, you may then complete your application online.
If I already stayed at EPSV, do I need to re-apply for 2024?
Yes, you will need to apply again to live at EPSV in 2024. You can apply through adowa.co.za/apply and we will be in touch with you shortly.
What is the vetting process?
The vetting process is the process that occurs once you have submitted your application. Our team will then go through your application to ensure all the relevant documents have been submitted and all information is correct. You’ll then receive further communication as to whether you have been accepted or not.
Can I apply in person?
You can apply on site and get assistance with your online application from our team. This does not mean you can move in the same day as your application will still need to go through the vetting process to be accepted.
What should I do if I cannot do an online application?

What fees are payable before I can move in?
Cash/Private Student: Deposit equivalent to 1 month’s rental. Foreign students: Deposit equivalent to 2 months’ rental.
What fees are payable with my initial application?
There is no cost to apply. If your application is accepted, there is a lease fee of R700. Please note that this fee does not apply to NSFAS and Bursary students.
How do NSFAS students apply to stay at Adowa Living?
ADOWA Living does accept NSFAS funded students. Proof of NSFAS funding is required with application for accommodation. The student must have approved NSFAS funding. Student must have qualified for entry into the learning institution first, and then have approved NSFAS funding. From the total funding amount, a certain amount per month is allocated for accommodation. Rental for NSFAS students was R4,500 per month in 2023. Applications are open to all students, not just 1st year students! Students who have successfully been granted funding for ongoing study (based on academic performance) are also eligible.
How will I know if I have been approved for Adowa accommodation?
You will receive an email to confirm that you have been approved for accommodation at ADOWA for 2024.
How do I apply for 2024 accommodation?
Applying for accommodation at Adowa Living is very easy. Head over to adowa.co.za/apply and fill out the application form. Make sure you use a computer and have a stable internet connection to make the process easier. When will I receive feedback about my applications?

How will I know if I have been accepted?
You will receive an email saying that you’ve been accepted and then you can sign your lease online. If you haven’t received your email yet, your application may still be going through the vetting process. Please email leasing@adowa.co.za for more information.
